Choosing a real estate agent and a lawyer
Normally, the seller is represented by one real estate agent and the buyer by another, the same goes for lawyers. Therefore, it’s important to choose a real estate agent who you can trust, has time for you, and understands your needs. We hope you will confide in us to help you sell your home.
We would recommend that you choose a lawyer to represent you early on in the process. We are happy to set up a meeting with a firm that we can recommend.
Different customers have different needs when it comes to selling their property. Some need help with styling, contracting a handyman, ensuring that the property is presented to the best of its ability. We can help with that. Others are “good to go” immediately. Together, we draw up a plan for the sale.
Marketing your property
We ensure that pictures are taken, a description is completed and then it’s time to market it. We have a large network of potential buyers, which we initially will match the property against. We market our customers’ items on our website, on social media, through both Facebook and Instagram. Finally, we market your property in a system for brokers that reach a large group of customers.
Showing and selling the property
We will show the property for potential customers and lead negotiations with potential buyers all in accordance with your wishes.
Reservation contract, private purchased contract, and title deed
When both seller and buyer have agreed on the price, a reservation contract is drafted. This is standard in Spain, used to reserve the property during the period when lawyers conduct due diligence. Typically, it describes the basic terms such as price of the property, full names of buyer and vendor, etc. The next step is the private purchase contract. The last step is the completion date when the final payment is due, approximately 1-2 months after the reservation contract has been signed. The completion will take place at the notary office.
